# Real estate Lightroom presets: a starting point, not a finished set

A real estate Lightroom preset is a saved bundle of develop settings, usually a cooler white balance, lifted shadows, lowered highlights, a little clarity and a profile, that you apply to every photo from a listing in one click. Presets are a good start. They are not a finish, because each room's light is different and the same numbers land differently in each one. If you are tired of fixing the preset frame by frame, export the set and let NovaHDR return balanced exposure and consistent color across the property 24 to 72 hours after you send the property.

Use the preset to get close. Hand off the room by room matching that a preset cannot do.

## What a real estate preset does and does not do

A Lightroom preset stores slider positions: white balance or a temperature shift, exposure, contrast, highlights, shadows, whites, blacks, texture, clarity, vibrance, HSL changes and sometimes a camera profile or lens setting. Applied on import or in bulk, it gives every frame the same starting point. It cannot see that the kitchen is lit by daylight and the den by tungsten bulbs, so it cannot decide how much each frame should change.

_A preset is a fixed recipe. Unlike a preset or plugin, NovaHDR finishes the exposure and color of the property you upload as one set, so rooms are matched to each other rather than to a fixed recipe._

## What presets handle well, and where they drift

| Situation | What a preset does | What usually happens next |
|---|---|---|
| Bright, evenly lit rooms | Lands close to finished | Small exposure tweaks per frame |
| Daylight next to warm interior bulbs | Applies one white balance to both | One side reads blue or orange; manual fix per frame |
| Window walls | Pulls highlights the same amount everywhere | Masks per frame where the view still blows out |
| Dark hallways and basements | Lifts shadows by a fixed amount | Noise or flat grey; manual exposure work |
| A shoot on a cloudy day | Built for sun, comes out cold and dull | Rebuild warmth and contrast per room |
| Matching a set | Same numbers on every frame | Different looking rooms that need matching by eye |

## Making a preset travel better between rooms

Keep the preset light. A preset that only sets a profile, a modest highlight pull and a small shadow lift leaves room for each frame to be corrected without fighting a heavy base. Strong clarity, dehaze or saturation in a preset multiplies every difference between rooms.

Leave white balance out, or use separate presets for daylight and tungsten heavy shoots. White balance is the setting most likely to be wrong in at least one room, and a fixed temperature hides the problem until the set is side by side.

Check the set as a grid before export. Looking at all frames together shows the bedroom that went yellow or the hallway that went grey far faster than stepping frame by frame.

## What to put in a real estate preset, and what to leave out

| Setting | In the preset? | Why |
|---|---|---|
| Camera profile | Yes | A consistent starting rendering for your camera |
| Highlight and shadow recovery | Yes, modestly | A gentle base that works in most rooms |
| White balance | Usually not | The setting most likely to be wrong in a different room |
| Exposure | No | Every room and every frame differs |
| Clarity, texture, dehaze | Lightly or not at all | Strong values exaggerate differences between rooms |
| Saturation and vibrance | Lightly | Easy to overdo on wood floors and lawns |

## Use your preset, then hand off the matching

1. **Apply your preset on import if you like** Keep using it as a base. It is your starting look and your choice.
2. **Export one image per view** Merge brackets first if you shoot them, then export JPEG, PNG or WebP files, up to 50 per property.
3. **Upload and send the property** Upload in the browser, use One Property or a plan credit, and send the property for editing.
4. **Review the set** Finished photos arrive 24 to 72 hours after you send the property, with exposure balanced and color consistent from room to room. You check them before delivery.

## What changes after your preset runs

- **Room to room consistency**: The property comes back as one coherent set rather than frames sharing the same slider values.
- **Balanced exposure**: Bright rooms and dark rooms are finished toward the same balanced look.
- **A restrained, natural result**: Light enough to read the room, held back enough that the room still looks like itself.
- **Time back from the second pass**: Hand off the last exposure and color pass instead of fixing each frame the preset missed.
- **Your final review stays**: You approve the set before it goes to your client.

## What a handoff does not change

- **Your files, your formats**: Upload JPEG, PNG or WebP. Raw files and Lightroom catalogs are not accepted.
- **Exposure and color only**: Staging, object removal, sky work and other retouching are not part of the edit.
- **No new detail**: Detail that is missing in every frame, such as a fully white window, cannot be recovered.
- **Your style choices**: The finish is natural and restrained. A strongly stylized preset look is not something NovaHDR recreates.

## Questions about real estate Lightroom presets

### Are real estate Lightroom presets worth it?

As a starting point, yes. A good preset saves the first round of slider moves and gives your listings a recognizable base. It will not match rooms lit by different sources, so plan on per frame corrections or on handing off the matching pass.

### Why does my preset look great in one room and wrong in the next?

Because it applies the same numbers to different light. A white balance that suits daylight looks blue under warm bulbs, and a highlight pull that saves one window is too much for a dim room.

### Should I build my own preset or buy one?

Building your own from your camera, your usual light and your clients' taste is usually more useful than a bought preset, which was tuned for someone else's houses. Either way, it remains a base.

### Will my preset be applied to the set?

No. Your presets and plugins stay in your own Lightroom catalog. You can apply your preset before export; NovaHDR then balances exposure and color across the uploaded set.

### Will the result still look like my work?

The finish is natural and restrained and you review every photo before delivery. If your signature look is a strong stylized grade, keep that in your own workflow.

### What does handing off a set cost?

One Property is $29 one-time for one property, and Solo is $79 per month, 5 property credits if you shoot several properties a month.

### Can presets fix blown windows?

A preset can pull highlights only as far as the detail in the file allows. A completely white window stays white, whether a preset or NovaHDR touches it, so the capture decides.

### Do free real estate presets work?

They can be a reasonable base, but they were tuned on someone else's camera and houses. Expect to adjust white balance and exposure per room either way.

### Can one preset cover interiors and exteriors?

Rarely well. Exteriors in daylight and interiors under mixed light need different starting points, which is why many photographers keep separate presets for each.
