# Editing real estate photos in Lightroom, and where the evening goes

Real estate photo editing in Lightroom usually runs the same way: import, merge brackets if you shot them, set a base white balance and exposure, lift shadows and pull highlights, mask the windows, then sync to similar frames and fix each room that refuses to match. The panels are not the hard part. Matching thirty rooms under different light is. If that last pass is what costs you the evening, export the merged or single frames and let NovaHDR return the set with balanced exposure and consistent color 24 to 72 hours after you send the property.

Lightroom stays your catalog and your merge tool. The repetitive matching across rooms is what you can hand off.

## What a Lightroom real estate edit involves

A Lightroom real estate edit is the development pass a photographer applies in Lightroom Classic or Lightroom to listing photographs: white balance and tint, exposure, highlights and shadows, whites and blacks, a little texture or clarity, local masks for windows and dark corners, and often Transform for converging lines. Settings are shared through presets and the Sync or Auto Sync commands, then adjusted frame by frame.

_Lightroom's HDR merge combines bracketed exposures into one file. That is a merge step. NovaHDR does not merge brackets; it starts from the merged export and finishes exposure and color across the property._

## Why rooms drift apart after you sync

Sync copies numbers, not results. A white balance that is right for a north facing living room is too warm for a kitchen lit by daylight through a skylight and too cool for a bedroom under warm ceiling lights. The same exposure value that opens up a hallway can push a sunlit dining room into flat grey. So the photographer syncs, then visits every frame again.

Local masks add a second layer of drift. A window mask built for one angle rarely fits the next frame of the same room, and a sky or subject mask can pick up curtains or white cabinets. Each fix is small; forty of them are an evening.

The result most clients notice is not a single bad frame. It is a set where the walls change color from room to room, or where one bedroom looks noticeably brighter than the others. That consistency across the property is exactly what NovaHDR is built to return.

There is also the cost of coming back to it. A set edited late at night can look different the next morning, on another screen, or after a client asks why one bedroom looks yellow. The editing is quick; the second and third look are not. Handing off the matching pass turns those repeated checks into one review of a finished set.

## Lightroom panels for listings, and what each one is for

| Panel or tool | Use on listing photos | What to watch |
|---|---|---|
| White Balance | Neutralize the dominant light per room | Mixed daylight and bulbs in the same frame |
| Exposure and Contrast | Set overall brightness | Grey, flat rooms when contrast is pulled too far |
| Highlights and Whites | Hold window and lamp detail | Halos at window frames |
| Shadows and Blacks | Open up corners and doorways | Losing all depth in furniture |
| Masking | Treat windows or dark areas separately | Masks that do not carry to the next frame |
| Transform | Correct converging lines | Cropping away important edges |
| Sync and Auto Sync | Copy settings across similar frames | Rooms lit differently from the source frame |

## A Lightroom workflow that ends with a handoff

1. **Import, cull and merge in Lightroom** Pick one frame or one bracket per view. If you shoot brackets, merge them in Lightroom or your merge tool as usual.
2. **Do the geometry you care about** Apply Transform or your usual straightening in Lightroom; NovaHDR does not touch geometry.
3. **Export one image per view** Export JPEG, PNG or WebP files. Up to 50 photos per property, 50 MiB each.
4. **Upload the property and send it** Upload in the browser, choose One Property or a plan credit, then send the property for editing.
5. **Review and deliver** Your Lightroom exports come back finished 24 to 72 hours after you send the property. Review them, then deliver to your client.

## What NovaHDR does after your export

- **Balanced exposure across the set**: Rooms, hallways and window walls are brought into balance as one property, not frame by frame.
- **Consistent color from room to room**: Walls and floors read as the same house from the entry to the last bedroom.
- **Natural, restrained finishing**: Bright enough to understand the space without turning it into a different room.
- **Starts from your Lightroom export**: Single exposures and merged bracket exports both work as sources.
- **Your catalog stays yours**: NovaHDR does not replace Lightroom, your merge step or your publishing tools.

## What Lightroom still does in this workflow

- **Raw processing and merging**: Raw files, TIFF files and bracket sets are not accepted. Develop and merge in Lightroom, then export.
- **Geometry and lens work**: Keep doing Transform and profile corrections in Lightroom before export.
- **Retouching**: Object removal, staging and sky work are not part of NovaHDR.
- **Detail that was never captured**: A blown window with no detail in any frame stays blown. Export the best source you have.

## Questions about editing real estate photos in Lightroom

### What Lightroom settings do real estate photographers start with?

Most start with white balance set from a neutral surface, then exposure, highlights down, shadows up, whites and blacks set by clipping warnings, and a light touch of texture or clarity. Masks handle windows and dark corners. There is no single correct set; each room's light changes the numbers.

### Why does Lightroom sync not make the set consistent?

Sync copies the same values to every frame, but the rooms are lit differently, so the same values produce different results. You still revisit each frame to match color and brightness. That matching is the pass NovaHDR takes over for the whole property.

### Should I use Lightroom Classic or Lightroom for listings?

Either works for real estate. Classic gives a local catalog and fine sync control; the cloud version suits mobile editing. NovaHDR accepts exports from both, as JPEG, PNG or WebP.

### Can NovaHDR read my Lightroom catalog or raw files?

No. Export one image per view as JPEG, PNG or WebP and upload those. Raw files, TIFF files and bracket sets are not accepted.

### Do I merge HDR brackets in Lightroom first?

Yes, if you shoot brackets. NovaHDR does not merge brackets; it finishes the merged exports. Single exposures work too. See [bracketed real estate photography](https://www.novahdr.com/bracketed-real-estate-photography/).

### How much does it cost to hand off the Lightroom pass?

One Property is $29 one-time for one property for up to 50 photos, and monthly plans include property credits.

### Will the finished photos still look natural?

That is the goal: bright enough to understand the space, restrained enough to preserve its character. You review every photo before it reaches your client.

### How do I match white balance across rooms in Lightroom?

Pick a neutral reference such as a white ceiling in each room, set white balance from it, then compare the frames side by side in Survey or Grid view and adjust the outliers. It works, but on a large listing it is the slowest part of the edit.
