# Bathroom real estate photos with clean whites and even light

Bathrooms are full of surfaces that show every color problem: white tile, porcelain, chrome and a large mirror, usually lit by warm vanity bulbs and a small frosted window at the same time. The bulbs above the mirror can leave a bright patch on the counter while the tub or shower corner stays dim, and the white walls pick up a yellow or green tint from the mix. NovaHDR finishes the bathroom as part of the whole property, so the whites read clean, the shower corner opens up and the room matches the bedroom it belongs to.

Tile, fixtures and anything in the mirror stay as photographed: the finish is exposure and color only.

## Getting bathroom photos ready to send

1. **Pick one frame per bathroom angle** Most bathrooms need one or two views: the vanity from the corner and, in a larger room, the tub or shower. Choose the frame where the mirror shows nothing you would not want buyers to see, and export it as a JPEG, PNG or WebP. Bracket shooters merge in their own software before exporting.
2. **Add the bathrooms to the full property upload** Name the property, then upload every bathroom together with the bedrooms and living spaces, up to 50 photos. An ensuite finished next to its bedroom is far more likely to share the same wall and trim color.
3. **Send, wait, then check the set** Cover the order with One Property or a credit from your plan, then send the property with its bathrooms included. Your finished photos come back 24 to 72 hours after you send the property, and nothing reaches the client until you have reviewed it.

## Bathroom shooting habits that help the finished photo

A bathroom photo is decided mostly on site. These are the small choices that make the finished frame cleaner.

- **Shoot from the corner, not the mirror**: Stand in the doorway or a corner so the mirror reflects a wall or the shower rather than the camera. A reflection of the tripod in the source will still be in the finished photo.
- **Lid down, towels folded**: Close the toilet lid, fold or remove towels and take bottles off the tub ledge. Bathroom clutter stays in the frame after finishing.
- **Keep the vanity bulbs consistent**: Decide whether the vanity lights are on or off and keep that choice for every bathroom in the house, so the bathroom photos share a color temperature.
- **Expose for the frosted window**: A frosted or textured window glows brightly. Give it enough exposure room that it does not turn into a flat white rectangle with no edge.
- **Open the shower door or remove it from view**: Glass enclosures catch reflections and water spots. Shooting through an open door or from an angle that hides the glass edge keeps the shower readable.
- **Turn the exhaust fan light off**: Many fan units have a cool bulb that fights the vanity lights. Switching it off removes one more color from the mix.

## Why bathroom photos are harder than they look

- **White surfaces show every cast**: White tile, porcelain and painted walls make a yellow, green or blue tint obvious, because buyers know those surfaces should look white.
- **Mirrors double the problems**: A large vanity mirror reflects the opposite wall, the light fixtures and sometimes the photographer, so the angle choice matters more here than in any other room.
- **Light comes from above the mirror**: Vanity fixtures usually point down at the counter, leaving a bright hot spot on the sink while the tub, shower and floor fall darker.
- **Small rooms force wide lenses**: Photographers often shoot bathrooms from the doorway with a wide lens, which pulls the bright window and the dark corner into one frame.
- **Finished with the bedrooms and hallways**: NovaHDR finishes the property as one set, so the bathroom's walls and trim read in the same color as the rooms around it.
- **Nothing is removed from the mirror**: The finishing is exposure and color. Reflections, fixtures and grout stay exactly as they were photographed.

## Bathroom areas and what to check before sending

| Bathroom area | Typical exposure or color issue | What helps on site |
|---|---|---|
| Vanity and mirror | Hot spot under the fixture, reflections | A corner angle with a clean reflection |
| Frosted window | Glows bright with no edge | Expose so the window keeps its frame and texture |
| Tub and shower | Dark corner far from the light | Shower door open, curtain pulled back neatly |
| White tile and walls | Yellow or green tint from bulbs | Same vanity light choice in every bathroom |
| Chrome fixtures | Pinpoint glare from bulbs | A slightly lower or higher camera position |

## What does finishing a bathroom photo involve?

Finishing a bathroom photo means bringing the bright vanity area and the dim shower corner into balance and getting white tile, porcelain and walls to look white again, without changing anything in the room. With NovaHDR the bathrooms are finished in the same pass as the rest of the property, so the ensuite and the hall bath look like they belong to the same house.

_It is not a bathroom makeover on screen: tile color, fixtures, grout and mirror reflections are not changed or removed._

## Bathroom photo questions

### Can my reflection be taken out of the bathroom mirror?

No. Anything visible in the mirror in your source photo is still there in the finished one, so find an angle on site where the mirror shows a wall or the shower.

### Why do white bathroom tiles look yellow in my photos?

Warm vanity bulbs mixed with daylight from the window tint the white surfaces. Finishing balances the color across the set, and keeping the same light choice in every bathroom gives the cleanest result.

### Should I send every bathroom or just the main one?

Send every bathroom you plan to deliver, inside the same property as the bedrooms. Finished together, the ensuite and the bedroom it opens from share one color balance.

### Will a blown out frosted window get its texture back?

Only if the texture is in the source. A frosted window that is pure white in the photograph stays pure white after finishing.

### Do I need a bracket merge for a dark bathroom?

No. NovaHDR works from single exposures as well as merged bracket exports. If you do bracket, merge yourself and upload one JPEG, PNG or WebP per view.

### How much is a house with three bathrooms?

The number of rooms does not matter: a property of up to 50 photos is $29 one-time for one property, or one credit on a plan.
