FOR PROPERTY MANAGERS

For property managers who photograph units between tenants

A property manager lists the same kinds of units again and again: after every move-out, every renovation and every seasonal turnover. The photos are often taken quickly by whoever is on site, in whatever light the day offers, and the listing goes up the same week. NovaHDR finishes each unit's photos as a set with balanced exposure and consistent color, so a portfolio of listings looks bright, honest and alike.

Units stay exactly as they are: no staging, no hidden wear, no swapped views.

One property covers up to 50 photos.

Why rental listings end up looking uneven

Different people, different photos

Leasing agents, maintenance staff and outside photographers all take listing photos, each in their own way, so the portfolio has no common look.

Empty units photograph badly

Vacant rooms with bare walls bounce light and color around, and overhead fixtures cast yellow or green tints that make a clean unit look tired.

Turnover is on a clock

Every vacant week costs rent. Photos have to be ready quickly, and there is rarely time to edit them carefully.

NovaHDR finishes each unit's photos as one set: exposure balanced so rooms are bright and readable, color consistent from room to room, and a natural look that does not hide anything. The photos come back 24 to 72 hours after you send the property for your final review, so the listing can go up with a gallery that matches the rest of the portfolio. Because the work is exposure and color only, wear, stains and damage that are in the photo stay in the photo, which keeps listings accurate.

What NovaHDR does for a rental portfolio

The product is the same for one unit or many; plans change the price per property.

One unit, one property

Each unit's photos are a property of up to 50 photos, finished as a set.

Consistent across units

Balanced exposure and coherent color make each unit's gallery read as one place, and units photographed the same way end up looking alike.

Accurate by design

No virtual staging, object removal or sky swaps. Stains, cracks and wear visible in the source remain visible.

Simple file rules

JPEG, PNG or WebP from any phone or camera, up to 50 MiB per photo and 2 GiB per property.

Credits for steady volume

Monthly plans give property credits that roll over up to a cap, which suits a steady stream of turnovers.

Your review first

You check every finished set before it goes on a listing site.

How a turnover listing runs

  1. 01

    Photograph the unit after cleaning

Open the blinds, switch on every light and take one level frame per view, including the kitchen, bathrooms, bedrooms and any shared amenities.

  2. 02

    Upload it as a property

Name it by address and unit number so the finished set matches your listing. Uploads are saved if you need to finish later.

  3. 03

    Send, review, list

Send the property with One Property or a plan credit. The finished set arrives 24 to 72 hours after you send the property; review it and publish the listing.

Situations property managers send

A vacant unit with white walls

Bare walls pick up color casts from windows and fixtures. A consistent finish keeps whites looking white across the unit.

A building of similar units

Units shot the same way and finished the same way make the building's listings look like a set.

Questions from property managers

Will NovaHDR hide damage in a unit?

No. Stains, cracks and damage visible in the source remain visible. The work is exposure and color, and edits must not be used to misrepresent a property.

Can maintenance staff take the photos on a phone?

Yes. Phone photos work as JPEG, PNG or WebP files; HEIC files need converting to JPEG first. Detail that the phone did not capture, such as a white window, cannot be recovered.

Can I send several units at once?

Each unit is its own property of up to 50 photos. Upload and send each one; monthly plans give property credits for steady volume.

How quickly can a listing go up?

Finished photos arrive 24 to 72 hours after you send the property for editing, so send it as soon as the unit is photographed.

Which plan fits a portfolio?

Solo is $79 per month, 5 property credits, and Pro and Studio add more monthly credits. Unused credits roll over up to each plan's cap.

Who owns the photos?

You keep ownership of the photos you submit. Keep your own copies of the originals.
