RENTAL PROPERTY PHOTOS
Rental property photos that show the home tenants will move into
Long term rental photos are usually shot fast, between one tenant moving out and the next listing going live. The rooms are often empty, lit by a mix of builder grade fixtures and whatever bulbs the last tenant left, and the walls may be freshly painted in a landlord white that picks up every cast. NovaHDR finishes the rental as a set with balanced exposure and consistent color, so prospective tenants see clean, accurate rooms that match from the living room to the back bedroom.
Tenants should recognize the home at the viewing, so nothing is added or hidden: wear, fixtures and appliances stay as photographed.
One property covers up to 50 photos.

How to send a rental for finishing
- 01
Shoot and export each room
Cover every room, the kitchen appliances, laundry, storage, parking and the exterior. Export one JPEG, PNG or WebP per view, and blend brackets in your own software first if you use them.
- 02
Upload the rental as one property
Name the property after the address or unit and upload up to 50 photos. Even a small rental benefits from being finished as one set.
- 03
Send and check before listing
Spend one plan credit or buy One Property, then send the rental. Photos come back 24 to 72 hours after you send the property, for your review before the landlord or manager lists them.
Capture notes for long term rentals
Rental shoots are quick and frequent. A short routine on site makes the finished set clear and consistent.
Replace the dead bulbs
A dark fixture in an empty room is obvious. Carry a few spare bulbs of one color temperature and swap the odd ones out.
Open every blind the same way
Uniform blinds give even light and look tidier than a mix of open, closed and half drawn.
Shoot the appliances tenants ask about
Washer and dryer, dishwasher and air conditioning matter to tenants. Give each a clear frame.
Show storage and parking
Closets, sheds, garages and assigned spaces are often deciding factors. Include them in the set.
Avoid the last tenant's belongings
If items remain, frame around them or wait for the clean out. Nothing in the frame is removed later.
Keep the exterior simple
A straight on view of the entrance helps tenants find the unit and sets the tone for the set.
What makes rental property photos hard to finish
Mismatched bulbs
Rentals collect bulbs from different tenants, so warm and cool sources can sit in the same room.
Landlord white paint
Flat white walls pick up color from flooring and window light, which makes neighboring rooms look different.
Empty rooms
Vacant units bounce light between bare walls and floors, spreading any color cast evenly over everything.
Small windows and basements
Many rentals have small windows or garden level units, so some rooms are much darker than others.
One consistent set
NovaHDR finishes the property as a set with balanced exposure and consistent color, so the rooms read as one home.
Accurate for tenants
Nothing is added or removed, and the photographer keeps the final review before the photos are published.
Rental spaces, common problems and what to send
| Space | Common exposure or color problem | What to send or check |
|---|---|---|
| Living room | White walls tinted by the floor | All rooms in the same upload |
| Kitchen | Old fluorescent fitting | Kitchen views with every light on |
| Bedrooms | Small window, dim corners | A source exposed for the room, not only the window |
| Bathroom | Warm vanity bulb, cool window | The same bulbs on in each bath |
| Laundry and storage | Very dark, no window | A frame where the appliances read clearly |
| Exterior and parking | Hard midday sun | An entrance view in softer light |
What does finishing rental property photos mean?
Finishing rental property photos is the exposure and color pass on a long term rental: bringing dim rooms up, keeping landlord white looking white, and making the unit read as one home so prospective tenants trust what they see. NovaHDR does that pass for the whole set and returns it for your final review.
It is not a makeover. Wear, fixtures, appliances and finishes are shown as they are.
Rental property photo questions
Will scuffs or worn carpet be hidden?
No. Nothing is retouched out. The rental is shown as it is, with balanced exposure and color.
Can a studio or a one bedroom unit still be its own property?
Yes. A property can hold as few photos as you choose, up to 50.
Will the empty rooms look cold?
Finishing aims for a natural look, so empty rooms are balanced for exposure and color without being pushed toward a cold blue.
I shoot rentals every week. How should I pay?
Most repeat rental work fits a plan, where each unit uses one credit. Solo is $79 per month, 5 property credits.
Can I shoot rentals with a phone?
Yes, if you export JPEG, PNG or WebP files. NovaHDR works from single exposures as well as merged exports.
